Check-in instructions are normally sent around 11:00 AM on your arrival day, once all pre-arrival requirements have been completed. If your arrival is the same day you booked, instructions may take a little longer while we prepare the property.

Yes, subject to availability. Same-day bookings are accepted provided there is enough time to prepare the property and all required booking, payment and verification steps have been completed.

Most of our properties use self check-in via smart locks or lockboxes. Your check-in instructions will explain exactly how to access your property.

Parking varies between properties. Each listing clearly states whether parking is available — this may include free on-street parking, dedicated off-street parking, permit parking, or no parking. Please check before booking.

Yes, early check-in from 1:00 PM is available for £18, subject to availability. Submit a request and authorise the payment through the guest portal — if we can't accommodate it, the hold won't be collected.

Yes, late check-out until 12:00 PM is available for £18, subject to availability. Guests remaining beyond agreed departure without written approval may incur additional charges.

Direct booking guests choose one of two options:

• £40 Damage Waiver — covers up to £300 of accidental, non-malicious damage.
• £300 Refundable Security Deposit — a pre-authorisation returned after check-out if no deductions are needed.

No. Airbnb guests are not required to purchase the damage waiver or provide a security deposit. Guests remain responsible for any damage caused during their stay.

The £300 pre-authorisation is not a charge. Orange Rentals begins releasing it approximately 3 days after check-out. Banks may then take 5–10 business days to complete the release.

Direct booking guests are normally required to complete identity verification before arrival. Returning guests who have already been verified may not need to repeat the process. Platforms such as Airbnb have their own verification procedures.

Many properties are pet friendly — always check the listing. For pet-friendly properties: £25 per pet, maximum 2 pets, fees added automatically during booking.

Most properties welcome children. Whether a property is suitable is always stated on the listing.

Some properties include travel cots and/or high chairs — check the amenities section before booking. Where a travel cot is provided, suitable bedding is also supplied.

There is no minimum age for accompanying guests. The lead booker must meet the minimum booking age in our terms and is responsible for all guests.

Yes. Complimentary Wi-Fi is included at every Orange Rentals property.

The Wi-Fi name and password are included in your check-in instructions. If you can't find them or have connection issues, please contact us.

Yes. All Orange Rentals properties have internet suitable for remote working, video calls and everyday online use.

Please contact us as soon as possible. We'll help troubleshoot and escalate to the provider if needed.

We provide short term rental and serviced accommodation management across Liverpool and selected North West areas — including listing creation, pricing, guest communication, cleaning coordination, maintenance reporting, deposits, guest checks, monthly statements and ongoing performance management. You keep ownership. We handle the day to day work.

No. We focus on short term rental and serviced accommodation management. We do consider guaranteed rent where the figures stack up, but it is not our core offer.

We combine local short stay experience with practical property and guest management. We also tell landlords honestly when a property is not suitable for short term rental.

Short term rental involves guest messages, late night issues, cleaning schedules, maintenance, pricing, reviews, deposits and calendar management. Most landlords underestimate the time involved. We handle the day to day so you don't have to.

Possibly, but it depends. We look at location, type, condition, furnishing, demand, competition and access. Some properties are excellent for short term rental. Others are better as long term rentals. We will tell you honestly either way.

Yes. Houses can perform very well for contractors, families, groups and longer stays. Suitability depends on location, condition and guest demand — not simply on property type.

Liverpool is our main market. We also cover selected areas across the North West where the property has strong enough potential and the setup is practical.

Possibly. We will advise what is needed before launch. A rushed launch leads to poor reviews, weak income and more problems later.

In many cases, yes. A well located and well managed short term rental can earn more. However, income changes depending on location, seasonality, events, pricing, reviews and competition. We review each property individually before advising.

Yes. We can prepare a short term rental income prediction based on your property type, location and market conditions. It is not a guarantee, but gives a more informed view than guessing.

No, unless a specific written guarantee has been agreed separately. We focus on maximising performance through professional management.

Short term rental is seasonal. Liverpool can have strong weekends, events, football demand and business travel — but also quieter periods. This is normal and why pricing strategy matters.

Our pricing depends on the property, setup required and level of management needed. Once we review your property, we'll confirm the fee and what's included before you decide.

No. We are clear about fees before you proceed. Where costs are passed on, they are shown clearly on the landlord statement.

Cleaning: Normally charged to the guest where the platform allows it.
Maintenance: The landlord is responsible for costs. We help coordinate and report issues.
Utilities: The landlord is normally responsible unless a different arrangement has been agreed in writing.

In some cases, yes — where the property, location, condition and figures make commercial sense. The rent expectation needs to be realistic and close to normal long term tenancy value.

Not always. Guaranteed rent suits landlords who want fixed income. Management is usually better for those who want to benefit from the full income potential. We can review both and advise which makes more sense for your property.

Guaranteed rent transfers more risk to us — we pay even when bookings are quiet. For that to be sustainable, the rent must be realistic. If it's too high from day one, the agreement becomes fragile and is more likely to fail.

It depends how ready the property is. A furnished, compliant, guest-ready property can move faster. One needing furnishing, safety checks, photos and listing setup will take longer. It's better to launch properly than rush and collect bad reviews.

Yes to both. We review the current setup, reviews, pricing and calendar. A clean handover is important to avoid guest issues.

No. We do not allow parties, events or unauthorised gatherings in managed properties.

Through guest checks, clear house rules, deposits, pre-arrival processes, platform controls, guest communication and booking monitoring. We may also use noise monitoring, smart locks and access logs where appropriate.

We review the issue, gather evidence and decide the correct route — deposit claim, platform claim, guest charge or landlord-funded repair. Evidence and process improve the chance of recovery.

Platforms may include Airbnb, Booking.com, Vrbo, direct booking channels and corporate accommodation platforms. We aim to match the property with the right guests, not simply list everywhere without strategy.

This depends on the agreement. Some landlords may be able to block dates provided enough notice is given and it doesn't conflict with confirmed bookings. This should be agreed before launch.

Yes. Cleaning coordination is a core part of our management. Poor cleaning is one of the fastest ways to damage a listing.

Possibly, only if the cleaner can meet short term rental standards and turnaround requirements — reliability, linen handling, guest-ready presentation and fast turnaround.

We can help coordinate urgent issues — locks, leaks, heating failure or anything affecting guest safety. The landlord remains responsible for maintenance costs unless the issue is guest-caused and recoverable.

Landlords are paid monthly after booking income, management fees and costs have been reconciled. The exact payment date is confirmed in the management agreement.

Yes. Landlords receive clear monthly statements showing income, fees, deductions and relevant property costs.

The landlord remains responsible for ensuring the property is legally compliant. Orange Rentals can help identify common requirements but cannot give legal advice.

Yes. Check that your insurance covers short term rental or serviced accommodation use. Standard landlord insurance may not be enough. Speak with your insurer before operating the property.
